Housing
Housing & Real Estate covers Kintara's player-owned residences and rentable rooms.
Each residence comes with a key that grants access and can be walked into and customized with furniture purchased from Bartholomew at the furniture showroom. Players can also rent rooms through the Navigator.
Every Mainland and Pond property can also run a Money Printer for passive Gold income. Keys are the most sought after, rare, and expensive items in all of Kintara. Any unsold property can still be bought in-game at its fixed price; once a property has been sold, its key can only be obtained through the Marketplace or player-to-player trading.
Key Types
Every property has its own named key (for example "House 3 Key" or "Mansion 2 Key"). Keys come in three classes, each covering different residence types:

Rooms
Rooms are rentable player spaces that can be opened to everyone or locked behind a password. When creating a room, the owner can choose its size, layout, floor, backdrop, and name.
Rooms use Room Life, a weekly payment system:

Kintara Club members pay 20% less Room Life. Property owners receive 25% more Room Life for the same Gold payment.
A player can hold up to three rooms at the same time.
When creating a room, the owner also picks one category from a fixed list — Games & Mazes, Hangouts, Role Playing, Guilds, Trading, Parties & Events, or Other — which is how other players find the room in the Navigator.
Rooms can be furnished using the Catalogue button inside the room. Furniture purchased this way is stored in the player's Furni bag and can be placed, moved, and rotated inside the room.
Navigator
The Navigator is a live room browser available from the compass button in the HUD or the Navigator tile in the mobile menu.
Players can use the Navigator to:
- Browse rooms across every server.
- Search rooms by name or category.
- Sort rooms by activity and player population.
- Enter a room directly from anywhere in the game.
- Find rented rooms and player-owned properties.
- Discover rooms and properties advertising events.
The Navigator can be opened while the player is anywhere in the game. However, travel through the Navigator is refused anywhere in a wilderness-family realm (the wilds, caves, Emberstone, and the Dunes) — even from a safe spot. Browsing the room list is always allowed.
Player-owned properties appear in the Rooms list when the owner is home, shown with a light-on indicator. Properties can also appear under the Navigator's Mine tab.
Room Management
Owners of rented Navigator rooms can give trusted players permission to place, move and pick up furniture and to kick other players from the room. Owned properties have no such rights — only the key holder can furnish them.
The following commands work in rented rooms and in owned properties (including Shacks). They are owner-only, and the owner must be inside the room to use them:

Money Printer
Every Mainland and Pond property owner can buy a Money Printer for their residence — a machine that earns passive Gold from the Casino's profit (what players lose to the casino, minus what it pays out). Printers share half of that profit, measured over a rolling seven-day window and paid out a slice every hour, split between every switched-on printer by key tier. When the casino has lost money over the past seven days, printers earn nothing.
- Bought for 1,000 Gold from a pop-up option while standing inside your property.
- Place it in your property and switch it on — no fuel or upkeep. It accumulates Gold passively, even while offline, and whole Gold can be claimed at any time.
- The printer belongs to the property: if you sell the key, the new owner inherits the printer and any unclaimed Gold in it.
- One printer per property.
- Your cut of the casino's profit scales with your key tier — Gold Key properties earn the highest cut, then Silver Key, then Bronze Key.

Real Estate By Region
There are 8 trailers, 5 houses, and 3 mansions on the Mainland, and 10 flats, 5 apartments, and 3 penthouses on The Pond.
Mainland
The Mainland is the primary urban hub for real estate and offers three property tiers.

The Pond
The Pond offers apartment-style residences with a waterside view. Housing NPCs Beauregard and Marguerite are located here to assist with property tours and purchases.

Whisperwood
Whisperwood is the only region where players construct their own personal structure rather than purchasing a pre-built one.

Customization
Every residence and rented room can be furnished with furniture. Furniture is sold by Bartholomew at the furniture showroom, and the permanent catalogue can also be bought through the Catalogue button inside a player's own room or property (the featured Limited Rare piece is only sold at the showroom).
Purchased furniture is stored in the player's Furni bag. Pieces can be placed, moved, and rotated inside rooms and properties.
Furniture placement is server-authoritative, so the layout shown to one player is also visible to other players. Tables, dividers, plants and devices are solid and players walk around them; seating such as couches, chairs, stools, beds and the bathtub does not block walking — click it to sit.
An owned property holds up to 80 placed pieces per room (a mansion's two floors, and each room of an apartment or penthouse, count separately); a rented Navigator room holds up to 1,000.
Placed furniture stays with the property. If you sell or trade the key, the new owner gets the room as it is furnished — use /pickall first to take everything back to your bag.

Events
Players can advertise an event at a rented room or at a property they own. These event locations can appear in the Navigator so other players can find and join them.
Owned properties can appear in the Navigator's Mine tab.
Obtaining A Residence
Any unsold property can still be purchased directly in-game at its fixed Gold price — at the property's For Sale sign on the Mainland, or via the elevator tour at The Residences on The Pond. Once a property has been sold, its key can only be obtained by:
- Buying from another player on the Marketplace
- Direct player-to-player trading
Due to their limited supply and high demand, keys are consistently among the most expensive items listed on the Marketplace.
A property key is an ordinary item, and owning the key is owning the property. A key carried into the Wilderness can be lost if you die there — and a player who loots it from your grave becomes the property's new owner. Keep keys in your Bank.
Bank Storage
Players can also expand their Bank storage by purchasing additional pages with Gold. This is separate from housing but also a significant Gold sink:

In addition to housing, players can place a few small functional objects.
